Totally Wicked Group announce new fulfilment and distribution centre

The Blackburn unit sold to Totally Wicked Group

Property developer The Prime Group has announced the freehold sale of a 55,412sq ft industrial unit at Prime Point in Blackburn to vaping business Totally Wicked.

The multi-million pound investment by Totally Wicked Group will mean the opening of a cutting-edge fulfilment and distribution centre and it is part of the vaping business’ ongoing commitment to investing in the business for sustained growth and innovation.

Marcus Saxton, chief executive of Totally Wicked, said: “Over the past 17 years, guided by our group purpose of ‘Empowering smoker to transform their lives’ Totally Wicked has consistently prioritized investment in our operations, enabling us to lead the reputable vape industry in innovation, regulatory compliance, and data-driven insights.

“Our dedication to enhancing the experience of our customers, consumers, and colleagues remains unwavering.

“The establishment of this state-of-the-art facility will empower us to efficiently meet current demands while positioning us for future expansion.

“We are confident that this investment will strengthen our capabilities and further enhance our service delivery.”

The 17-acre Prime site sits off Hollins Road and Hollins Grove Street, Darwen, and as set out in a planning officer report, is allocated as an employment growth site.

The building is one of two units which make up phase one and the Prime Group successfully agreed a leasehold deal on a 50,000 sq ft unit (unit B) to Spiroflow Limited on a 15-year lease in February 2024. 

Imran Younus, commercial director at Prime Group, said: “With deals completed on both units on phase one, we are now implementing plans to develop out the second phase on a speculative basis.

“With planning already in place, we can move quickly to deliver these buildings within a 12-month timeframe.”

Will Kenyon, director at B8RE, joint agents for the scheme with BC Real Estate and JLL, said: “The local occupational market in Blackburn is proving to be extremely resilient, which has been reflected in the building successfully achieving a strong freehold value.

“Our client’s decision to develop the second phase underlines their commitment to the scheme and we look forward to marketing these high-quality facilities to occupiers looking for sustainable space in this part of East Lancashire.”
