Manchester’s latest property developments in 2022 and beyond

Manchester’s skyline is constantly changing and Covid-19 hasn’t slowed building developments down. These are the key property developments and contracts that are set to make the northern city an even bigger destination for investment and regeneration. 

Mayfield Park

This new ‘urban neighbourhood’ near Piccadilly Station and the River Medlock will include a 6.5 acre park (the city’s first for a century), shops and restaurants, office space, and 1400 new homes. Mayfield Park used to be home to Mayfield railway station until it closed in 1960. It will soon become a green, vibrant, and accessible neighbourhood with excellent links to public transport and Manchester city centre.  

Piccadilly Gardens 

City centre residents and visitors have been waiting for Piccadilly Gardens to get a much-needed makeover for years, which started with the infamously ugly ‘Berlin Wall’ being knocked down in November 2020. £2 million was approved to improve Piccadilly Gardens in August and Manchester City Council invited people to submit their own plans for developments. The Gardens are expected to have improved lighting, a play area, redesigning paths and planting beds, and a lot more greenery. 

London Road Fire Station 

This 140,000 sq ft former fire station has had a bumpy redevelopment so far with plans for developments stopping and starting over several years. This Edwardian building will become a multi use space with residential units, a luxury hotel, commercial spaces, and workspaces too.  

Oxygen 

This heavily anticipated 32-storey tower in Manchester’s New Islington will include townhouses and thousands of apartments, a gym and spin studio, a 25m pool and a 5-star luxury spa. Residents will also have their own app to book gym and spa sessions and find out essential information.  

4 Angel Square 

NOMA is developing a 200,000 sq ft net zero tower of office spaces, retail spaces, a small number of parking spaces and four times the amount of cycle storage. The NOMA name has been visible throughout the Angel Square/Dantzic Street area for years. This development began construction in 2020 with a planned completion date of 2024.
