Proposals for a major new 1,300 home neighbourhood near Carnforth have been published.
MADE Partnership - a collaboration between Homes England, Barratt Redrow and Lloyds Banking Group - has launched its vision for about 200 acres of land between Lancaster Canal and Back Lane.
The plans would deliver the homes alongside employment land, extensive public open space, enhanced sports facilities and significant investment in green infrastructure. The proposals are being promoted through Lancaster City Council's emerging Local Plan process and have been shaped through work and engagement with local stakeholders including Carnforth Town Council and Carnforth Rangers Football Club.
Planners said the proposals 'seek to create a mixed and balanced community, providing homes for families, younger people, first-time buyers and older residents, whilst creating opportunities for local businesses to grow and thrive. New employment land could support hundreds of jobs, helping to strengthen the local economy and attract working age residents to the area'.
Kate McClean, head of panning at MADE Partnership, said: "Carnforth is a town with enormous potential. Our vision recognises its strengths whilst responding to some of the challenges facing the area, including housing affordability, population change and the need to support the vitality of the town centre and long-term economic growth.
"This is about much more than new homes. We want to create a sustainable, landscape-led neighbourhood that supports local jobs, provides high-quality green spaces, strengthens community facilities and delivers homes for people at every stage of life. Above all, we want to help secure a vibrant future for Carnforth and future generations."
Stephen Kinsella, managing director of MADE Partnership, said: "Successful development is about creating places where people can live well. Our vision for Carnforth reflects the principles that sit at the heart of everything we do as a master developer, bringing together homes, jobs, nature, community infrastructure and long-term stewardship.
"Working alongside local stakeholders, we have developed a vision that aims to build on Carnforth's unique character whilst helping to meet the needs of a growing district. We believe this site presents a significant opportunity to deliver sustainable growth in the right location whilst creating lasting value for existing and future communities. We are still at an early stage, however, and we want to work with local people and organisations to shape the vision together over the coming months and years."
