Maple Grove completes Victoria Trading Estate with more lettings

Maple Grove Developments, part of the Eric Wright Group, has completed the second phase of speculative development at Victoria Trading Estate in Oldham.

The announcement coincides with two further lettings at the scheme which is now almost 80 per cent occupied.

 Located off Drury Lane, Victoria Trading Estate has been constructed by Eric Wright Construction for the Eric Wright Group property portfolio, with phase one being delivered in 2016.

Following the success of this first phase, phase two has now completed and includes approximately 14,000 sq ft across four trade counter units.

 Floor covering specialist, Headlam Group, has taken a 4,724 sq ft unit, whilst an electrical wholesaler, Pinnacle Electrical Supplies has taken units 2C and 2D totalling 6,130 sq ft.

Both lettings have been agreed on 10-year leases leaving just one unit remaining at 3,065 sq ft.

John Walker, director at Pinnacle Electrical Supplies, said: “The location was crucial in our decision making process.

"The accessibility to the M60 and being surrounded by other good businesses gives our customers a great opportunity for one-stop shopping and a seamless service catering for all their needs.”

Phase one, comprising c. 40,000 sq ft of trade counter accommodation, is fully let to national occupiers including Howdens, ToolStation and Euro Car Parts.

Speaking about the scheme, James Scott, director at Maple Grove Developments, said: “To have only one unit left available at build completion is testament to the ongoing strength of the offer we have created here at Victoria Trading Estate. The asset will be retained within the Group’s property portfolio providing a stable return for the business.”

Henry Farr, senior surveyor at CBRE, joint agents for the scheme with Nolan Redshaw, said: “The quality of Victoria Trading Estate together with the excellent location has generated strong interest in the scheme. Both lettings were agreed prior to completion and we have received healthy interest in the final unit.”

 Jonathan Pickles at Nolan Redshaw added: “We are pleased to announce the successful letting of three of the four spec-built units before practical completion.

"This marks another milestone for Maple Grove’s ongoing commitment to providing high-quality commercial spaces in key locations. The new tenants bring added value to the already well-established trade counter community, reinforcing Victoria Trade Park's position as a vibrant location for trade and industry.”

 The project team includes: C4 Projects (architect, project management and QS), XOsquare Consulting Engineers and KGA Engineering.
