Preston-based property developer Breck is set to begin construction of a £15m mixed-use development in Blackpool including affordable homes and retail outlets, after signing contracts with affordable housing provider Progress Housing Group.

The site, on Cropper Road, was formerly a garden centre and has been disused for several years.

It will include 58 one to three-bedroom houses for affordable rent, in addition to around 5,500 sq ft of retail space across four units.

A children’s play area and electric vehicle charging points are also part of the new community.

The development gained planning permission in March from Fylde Council and Homes England has provided additional funding for the residential part of the scheme.

Andy Garnett, director, Breck said: “There’s a real need for a wide range of housing in the Fylde area and our site forms part of a wider masterplan for housing allocation which has the local authority’s approval. We’re looking forward to starting on-site this month and continuing our partnership with Progress Housing Group in the Lancashire area.”

“We now have a housing development pipeline of over 2,000 homes and are actively working in partnership with housing associations to search for and bring sites into use, creating new communities.”

Breck specialises in developing affordable houses between 25 and 300 units for registered affordable housing providers, and homes for open market sale on sites between 10 and 50 units.

Last month, Lancashire Business View reported about 51 affordable homes and bungalows being built in Preesall, also on behalf of Progress Housing Group.

Daniel Griffiths, director, development, Progress Housing Group said: “Working alongside our partner Breck on this new development is a great step forward for this disused piece of land.

"The delivery of over 50 high-quality and energy-efficient homes for affordable rent and shared ownership aligns with our social purpose, and will no doubt bring a boost to the local community.”

The development is expected to be completed in October 2027.

Breck is a property development and investment company based in Walton Summit, Preston, with a regional office in Leeds.
