Breck submits planning for 64-home affordable housing scheme

Preston affordable property developer, Breck Homes, has submitted a planning application for a 64-home development in Stockport following its unconditional purchase of the 4.4-acre site.

The proposed development, on Bolshaw Road in Heald Green, will include one to four-bedroom houses and apartments, which will all be made available for a mix of rental, rent to buy and shared ownership.

Breck has purchased the land unconditionally from a local landowner and is currently in conversations with affordable housing providers with a view to selecting a development partner in the coming weeks.

The scheme will include a new children’s play area and a number of features to improve its Biodiversity Net Gain, such as the retention and further enhancement of hedgerows, pond and improved footpath connectivity.

Phil Dolan, managing director of North West, Breck Homes said: “Heald Green is a prosperous area where property prices are significantly above the regional average. Therefore, there is a real need for high-quality affordable housing for local people.

“Our unconditional purchase of this land is a real statement of our intent to invest in creating a vibrant new community that people can be proud of for generations to come.

"The site is a draft housing allocation in the emerging Stockport Local Plan and our detailed planning application for 100 per cent affordable housing fully endorses that draft allocation.

 “We have undertaken a public consultation process with residents prior to submitting the planning application and we are looking forward to working closely with local authority representatives and other consultees and stakeholders to secure a positive planning outcome.

“2026 is already shaping up to be a really busy and exciting year for the further growth of the Breck business, this is just one of a number of new sites I am pleased to announce.”

The purchase and planning application at Heald Green represents the latest developments in Breck’s growing presence in the Greater Manchester area. It is also currently awaiting approval for 49 new affordable homes in Cadishead, Salford,

Lancashire-headquartered Breck was established in 2020 and its Breck Homes division has become one of the fastest-growing affordable housing developers in the North West.

It works with partners such as Places for People, Progress Housing Group, Aspire Housing, Jigsaw, Great Places, Torus and LIVV Housing Group. Breck has delivered more than 1,000 new homes since its inception and has a pipeline of over 2,000 homes in development across the North.

In February Lancashire Business View reported that Breck is continuing to progress the development of five brownfield sites across Liverpool and Knowsley.

The move represents a total of around 375 new affordable homes and an investment in excess of £80m in the region’s affordable housing supply.
